We manage residential and commercial property across Nigeria, from our head office in Ibadan and wherever else a client's property sits. The work is continuous rather than glamorous: rent collected when it falls due, leases administered, defects found before they become expensive, and a clear account rendered to the landlord.

What management covers

Rent collection

Rent in Nigeria is normally paid yearly and in advance, so the work is knowing when each tenancy expires and pursuing the renewal before it does. We collect, receipt, and account to the landlord for what has actually come in rather than what was demanded.

Tenancy and lease administration

Tenancy agreements and leases are administered through their term: renewals, rent at expiration, and the obligations that fall on each side. Where a tenant will not go quietly we serve the statutory notices and instruct recovery of premises proceedings. A tenancy only protects a landlord if somebody is watching the dates.

Inspections and maintenance

Buildings are inspected against a written checklist and the defects found are scheduled, costed and carried out, so that small repairs stay small.

Tenant relations

We deal with the tenants so the landlord does not have to, from the first enquiry through to the end of the term.

Facility management

For estates, commercial premises and blocks of flats we run the services that keep a building working: security, the common parts, water and power arrangements, and the contractors who maintain them, funded through a service charge that is accounted for separately from rent.

Accounting to landlords

The landlord is told what came in, what went out and what is outstanding, with the supporting detail behind each figure. Where a landlord lives abroad that account is the whole of the relationship, so it is rendered in full and on time.

Inspections

Inspected against a written standard.

Every managed property is inspected against a written checklist rather than by eye, so that two inspectors looking at the same building record the same things.

The inspector records the frontage, entrance, steps, pathway, roof and brickwork, then works through the building room by room, grading each element from excellent to poor and writing up the defects and the works to be carried out. Structural movement, subsidence and significant cracking to internal and external walls are checked and recorded separately, because those are the findings that cost a landlord money if they are missed.

Kitchens, bathrooms, living and shop space, bedrooms, hallways and staircases are each covered, along with the compound, fences, drains and gutters. The location of the electric meter and the fuse box is noted. A date for reinspection is set before the inspector leaves.
